What is a Cost Segregation Study

CSS is an IRS approved tax strategy which accelerates depreciation expenses, reduces income tax liability and therefore increases owner cash flow.  The CSS accomplishes this by the reclassification of some of the building's real property to personal property.  A CSS can only be performed by a qualified engineer.

 

CPAs are not technically capable of doing a CSS and the IRS actually discourages CPAs from performing them unless they happened to also be a qualified engineer.

 

All that’s needed to see if you qualify is:

1) How much they paid for the building.

2) When did they buy (or build).

3) The type of building (office, warehouse, apartment, etc.), and square footage.

 

From there we can do the analysis and make a no obligation proposal for them.  We may need to coordinate with their CPA firm to verify a few things as well in some cases.

 

The "Target"

Building is $750,000 and up (building cost, not including cost of land).

Building that was put into service no earlier than 1995. 

Owner who is incurring income taxes.
